So I have a family friends who were introduced to an investor Charles T Grant (Chuck) and he offers to finance their property development project.

My friends send him their business plan and the budget is several millionaire dollars, he says that amount is small for this kind of property they want to develop and offers to triple the amount lol.

The interest on the loan would be 7%. When I heard this it seemed to good to be true, 7% interest rate and he tripled the amount of the loan!!!

So they send me Chuck's proposal and I go through the contract and it seems good up until he asks for $50,000 (fees, hotel costs, business class tickets) to visit the construction site. That's when mistakes in the proposal stood out, I don't want to point them out so he can read it here and adjust the proposal and scam others. But these are easy to catch So I go to the website gtcfin.com and it looks like crap, no testimonials etc... but maybe he is old school. Then I googled him to find out what others have to say and this comes up ripoffreport.com/r/Charles-T-Grant/internet/Charles-T-Grant-Scamm-Internet-933510

It sucks because this guy seems to target people who actually have a good cause and he uses it against them. He really touched their hot buttons. I have warned my friends and thought I would mention this here. Maybe the guy is legit, maybe in this industry you have to pay those fees. Its still in progress so I will update.

The link you provided has almost the same story, I'm pretty sure it's a scam.

You already know the answer. You found everything about the guy by searching him up so tell your friend the truth.

The oldest scam in the book. Sadly elderly people and honest disinformed citizens fall for it.

Same principle behind the so called Nigerian letters scams....

There are many scams at which people still fall for these days. It's a good thing they did not get scammed.

Its crazy because these very same friends almost fell for another one where the "investors" kept the title deed and would come up with excuses for months. They were so convinced that the investors would come through that they got a contractor to demolish the current building. The deal fell through and the contractor stopped doing the work. Now they owe contractor money and the current building is destroyed so no rental income.

It's almost like the people getting them these deals are setting them up so that they are in a desperate situation and will take any deal that comes to the table. I also have to warn them about the people connecting them with these deals.

It seems like they want easy money, they have land in a prime neighborhood, so they want the investors to come in and do all the work. I've been telling them to bootstrap because if they were selling units it would show the legit investors and banks that they are actually very serious and will do what it takes to make the project a success.

I guess people who want easy money will fall for these scams

everybody wants easy money, who wouldn't one?? retards fall to these scams.

If there's a way to easy money, people will surely be tempted to do it. Most of those people don't have conscience and values that they find it totally fine to scam these people.

He sounds like such a arsehole good on you for calling him out, what a low life.

Yeah how could you do any business with a guy named - Charles T Grant (Chuck) ...

And expect any other result...

Occasionally fees do have to be paid for some types of investments but this does look scammy.

Always go with your gut-instinct and as you have already dug some information up on this guy you should advise your friends to stay away.

I would like to know if your friend followed through with Mr. Grant? I am having problems and would like to share information and resolutions.

This is called "advance fee fraud" and if you are in the middle of this with Mr. Grant you have a better chance cloning dinosaurs from frog dna instead of this crap.

Y'know, if people would just take a small pistol and shoot these scammers in a non-life-threatening place (like the thigh), not enough to kill them, but enough to scare them and put them in the hospital for a while, they wouldn't have to be shot more than say, twice. Three times maybe for slow learners, but some scammers might learn after getting shot only once.

I think that's the problem today with people. We all stand around crying & complaining, waiting for someone else to solve our problems (like the courts, the police, the politicians, etc...) and we don't spend nearly enough time simply committing focused & deliberate acts of violence. While it's true that bullies and predators, etc... are created by violence, it's also true that a dead predator can't hurt anyone, and one with several bullet holes in their legs is going to think twice before screwing someone over. They are able to do these things because they are relying on people's unwillingness to shoot them or otherwise cause them great harm. Such as burning down their house with a can of gasoline, or torching their car while it sits at the parking lot at Wal-Mart. Then send a text to the scammer from a pay phone "Give me my money back or next I'll burn your children to death." Or whatever serves to scare the fuck out of them. Some people do not respect anything other than fear & violence, and you do both them and the rest of society a disservice by refusing to give them what they desperately need. which is a clear and easily understood reason to stop doing their shit, such as "If I scam another person, they are going to cut my OTHER hand off." or something like that. It doesn't matter what, as long as it does the job.

We have WAY too much respect for some people. They aren't really people anyways, just animals wearing clothes. And also, we use the excuse of "basic human respect" as a way of hiding the real truth of the matter, which is that we're a pack of gutless cowards, unwilling to do what it takes to solve our own problems. The predator doesn't HAVE that problem. He doesn't give a fuck about you. He doesn't respect you, and he doesn't fear you. And THAT is why he is still alive, and running his scams. Kill a few of these people, and drag their dead bodies down the road, tied to the back of a city bus and smearing red road-kill scammer meat in a stripe down the street, for all to see and videotape and put on YouTube, and eventually the word will get out - Doing this shit will kill you. When they understand and believe that message, things will get better, and not until then.
