First Ever Niche Site - Need some advice!

First off, I want to say that I have been doing programming and design for the past 7 years and been doing SEO for the past 1.5 years. SEO is still fairly new to me and this forum has been a great resource in learning about both Black Hat and White Hat techniques. So just wanted to give a big thanks to the entire community and contributors.

I am getting ready to attempt my very first money site and I am really excited. I am not trying to get rich quick, just trying to make some money. I am a programmer and I have some wicked design skills as well and I can create professional looking websites fairly easy so I thought - what the heck.

I found a small niche keyword that has 1600 exact searches per month, has low competition, and has a PPC of $1.47. I can also get the EMD.

Is this good to go after even though the PPC is low? I see most people gong after $6-7 or higher. As I said, not trying to get rich so I figured I could do it to make some beer money.

What could I expect to make by ranking #1 for this niche? Are there any other factors I should be looking at?

Content is more important than backlinks. Don't even thing about backlining until you have great unique content on your site. Keep this thread open, once you get 1000+ words (2-3 posts) on your site then PM me and ill help you with the next steps. The reason why im not telling you what backlink strategy to use is because most people will jump straight to it thinking its the magic of seo. Its NOT. Content should always be the priority.

I always use exact matches* 0.4 as an estimation of the monthly traffic for a site ranking #1.
So the #1 spot for this kw will get you around 640 visits p/m.
The number of people that click on your ads will vary per niche but around 3% will click on your ads so expect 640*0.03=19 clicks p/m.

You will not receive the cpc as indicated in adwords, normally you'll get around 40%.
So a rough estimate of the value of the number one spot would be 19*1.47*0.4=$11

But ofcourse this is just the starting point: the real money in niche sites is in the long tail kw. If you can find a couple of good long tails, you can easily multiply your visitors serveral times over. These long tails also often have a higher CPC because they are much more targeted.

Depending on the niche, you may be able to find affiliate programs that are a good fit with your site. This can be a lot more profitable than adsense.

When I mentioned the $1.47 - this in the number that i see in the Google Adwords keywords tool for someone who wants to use Adwords to rank for this keyword. If I understand this correctly, I can get that site ranked to #1 in that niche and I can run whatever category of Adsense that I want on my site - correct? How do I know which category to use? How can I see the average payout per click?

I guess I am just focusing on the traffic, If I can get to the #1 spot and I have 5K exact match searches per month - does this seem like I could start making some money with Adsense?
