Build a list or direct sell?

Ok so im almost ready to launch my product on CB. Thing is, i dont know whether to have the call to action as an opt in form or a "buy now" button.

If i choose the opt in, i'll build a good amount of list but I risk not having them purchase the product after I email the offer.

If i choose the direct sell, I dont have a list but the potential sales increase since they're already in that "buy buy buy" state of mind.

what do you guys think?

i know the money is in the list, but is it that always the case?
 
Why don't you do both? So have the BIN button then if they close the page you can have one of those "Wait! Before you leave etc." pages where they can put in their details (make sure to give them an incentive though!)

I remember coming across a site like that where I didn't feel like buying but then they offered to give something free so I just said "what the hell" and put in my email.

I'm a newb though, so take my opinion with a grain of salt. :)

Id very much rather have an opt in / buy button on the homepage only, since popups are pretty annyoying and i dont wana discourage my customers
 
Depends on the type of product. If make money online or Forex the an opt in my be good. If health or most other niches just go with the buy now button.

Also you need to consider affiliates. As an affiliate i would be less likely to market and drive traffic to a page with an opt in page. So if you will be relying on affiliate sales then don't bother with opt in.
