I went through the same thing. Working from home is great at first, but over time the blur between work and personal life really hurts focus.
Getting an office helped me mainly with:
- A clear mental switch into “work mode”
- Fewer distractions and better routines
- More consistent productivity (especially deep work)
That said, it’s not all or nothing. Before committing, you could try:
- A coworking space a few days a week
- Setting strict home-office hours + a dedicated room
If home distractions are already impacting output, an office usually pays for itself in productivity.
Yes there is the travel time element to it, this is especially true if you live in a big city.I'm not against having an office, I have some rented spaces, some of them I use to work whenever but mostly I've dedicated a room in my apartment to be an office and I keep some rules in place (for myself) and work from home. I am getting more time instead of going through traffic.

- I have a sign on the door with open/close. Nobody can enter or knock if it's close unless the house is burning (*more or less)
- I let the phone outside the door, I don't keep it inside except if I need to make a bank transfer and need 2fa or something but as a general rule I don't keep it.
- I am using the Chrome extension UnDistracted and I block all websites that I know they're a distraction.
- I don't open PC until I've written a few daily tasks to take care of
- No food inside, only healthy snacks and water/tea/coffee/suplemets
- Noise vey low in the house from my wife (tv, music) if I am working
Yeah, it takes a bit for the "intruders" to learn, but with gentle reminders they will respect your time.Maybe I should adopt the sign on the door.... that's a good idea.

How long have you been working from home?I have a few freelancer friends who are doing that. One is doing it to get away from their toddlers, the other to socialize at the coworking space. I personally prefer staying home.
