About real estate selling

You realize that just for getting permissions to build something you need to pay to the local government.
Also, Land, Construction material etc etc

And ... 40 Construction workers working without getting paid...
Wonder why don't they all start their own zero dollar buildings.
The point is to sell apartments you don't have then pay after everything is sold
 
you can start in real estate with zero dollars

you hire 40 to 50 construction workers that you pay after the project is sold

let's start explaining:

decide what type of building you`re going to build

from 10 plex to 20 plex building
hire an architect, make a deal to pay later
with the architect building plans and 3D renders, (created by software through the architect) you can sell before you build
choose the land the terrain
find and hire 40 construction workers, they get paid after the building sells. otherwise, don't hire them
now sell by showing plans and renders
sell the whole thing 100% of the building, it wasn't built yet, those who paid must wait 1 to 2 years
pay the architect, pay all the workers, pay for the terrain
start building (notice you start building after it sells 100%)
wait 1 or 2 years until it`s finished
you made millions before you even built it

it`s zero dollars
Let me guess you learned this in the downloaded copy of Trump University MBA program? :) I guess your bootleg copy missed some chapters and you didnt realize:

1) Land where you plan to build this building costs money. You cannot obtain it for free. Land zoned for large residential / commercial building is not cheap.
2) No architect, construction company will work for free. It doesn't matter what your Trump University training told you. You can be Taylor Swift but still nobody will work for 1-2 years for free for you. You need different kind of government issued permits to do construcion. They all cost money.
3) It takes several years to build a building. While building builds you have to pay for real estate taxes, insurance and utility bills. Water and electricity you use at construction site is not free, portable toilets and scaffolding needs to be rented and those vendors dont work for free.

Furthermore your logic is broken when you think you can just sell plans to the unfinished building. This is possible to do and I've seen many sellers sell plans for one family house. Your reasoning is flawed because what sellers have is what you dont have:

1) Sellers already own the land
2) Sellers paid for all the geological surveys of the land and its 100% approved to build on
3) Sellers paid architect to design house + landscaping for this land parcel
4) Sellers gave those architect plans to building commission of their city and got their plans approved

Sellers are essentially allowing buyer to skip waiting 1+ year process for new buyer to get steps 2 through 4 done on their own. Land without approved architect plans cost a lot less.

You also imagine that you will sell out entire building before you even start building it. This has to be straight out of chapter 2 of Trump University class BS101. How do you plan to beat all other real estate developers that have large marketing budgets when you're doing everything with ZERO dollars? They spend hundreds of thousands of dollars to market their projects on their own and they have dozens of realtors that do their own paid marketing to attract buyers. Are you going to come to BHW and open JV and ask people to do marketing for you for FREE and to be paid after the project is finished?

This people really have no ideia what they are talking about. I work in real estate for almost 10 years and people in this thread are sooo wrong.
