If you watch interviews of wealthy people, many of them mention the value of real estate and it's power to build true wealth. I have no interest in owning IRL real estate and dealing with all those problems.

But it has dawned on me that why couldn't one build a portfolio of digital real estate much like a mortgage broker or contractor would do in real life. Over time, they'll borrow against their real estate to buy more and the cycle compounds from there. Pretty soon they have a collection or portfolio of large and small houses.

So my overall life goal is: To build a large enough portfolio of websites that build enough wealth so I never need to work a traditional job again. To provide enough income for my family - my wife and son in particular.

But one has to start somewhere:
  • For me, that's ground zero. I've built plenty of websites but they've never amounted to anything. I take an idea and run with it for a little while then I fizzle out until the domain expires.
  • So the bottom line is I have ZERO revenue generating websites right now.
  • And now more than ever with generative AI, it's so easy to scale one's abilities and drastically increase productivity.
  • AI helps me get through my ADHD - UPS chasing squirrel brain - to actually take action and stick with something.
Here's the general plan:
  • Over the years I've been been lurking on Flippa. I've been astounded at the level of garbage people actually list and buy there.
  • But it dawned on me - the indirect benefit of watching listings on Flippa is seeing EXACTLY what people are willing to buy and not buy.
  • So - why reinvent the wheel? Why not just find what works and make one of your own?
  • So that's my plan in a nut shell - I've reviewed old listings that have sold that have NO revenue and learned I can easily reverse engineer that website and make my own to sell it as well - in theory.
  • Once I make one sale, I'll use that revenue to put back into this process to continuously scale and buy/build larger and more lucrative websites.
  • To a point where the websites I do own bring in enough revenue to meet my financial goals.
Flippa Listing:
  • Tonight, I listed my first website on Flippa with this very process.
  • I found a website that I could reverse engineer and produce a better "turn key" product and list it for a fair price.
  • It's a 30-day auction and I'm confident/hoping I'll get a sale from it. I started the bidding at $1, reserve at $299, and buy now at $499.
Here's the general process I used to reverse engineer a site on Flippa:

1. Flippa Research: Reviewed Flippa's recent sold content websites with NO revenue
2. Niche Selection: Selected a niche I can tolerate - I opted for fitness products.
3. Domain Purchase: Purchased an expired domain - 13 years old for $10/year, no SSL, no privacy
4. Hosting Purchase: Purchased hosting - I already have bluehosting annually.
5. Domain Assignment: Domain assignment in Blue Host
6. WordPress CMS Install: because WP is super easy and familiar.
7. WordPress Theme install: I have an unlimited lifetime subscription to acabado through income school.
8. Page Creation: about, terms, privacy policy, affiliate disclosure, contact us
9. Content plan: (Product Reviews, FAQs from Google PAA, and content based on competitors highest performing pages).
10. Total Content: Created 50 pages of content - I opted to only do 50 for a starter site on flippa.
11. AI Content: Content is 100% AI generated with Chat GPT, Claude AI and Surge Graph.
12. Images: Images from Pexels, snips from other blogs, and amazon
13. WordPress Plugins: Google Analytics, Classic Editor

Budget
  • So I want to prove this model works and rinse/repeat and scale it BUT I want to do this as cheap as possible because I'm testing if I can do the minimum amount of work possible to make money.
  • Current costs:
  • 1. Domain Purchase - $20 (1 year)
  • 2. Flippa Listing $49/once
  • 3. Flippa sale cost - 10% of final price of domain after auction.

So I think that about wraps it up. I'll keep you updated with the outcome of the auction and as I list more websites.

I agree with you. Empire is lofty but it sure sounds cool. Right this is an experiment. Take lessons away, improve, do better next time.

I agree with you. Right now, my goal is to build capital. Capital to buy bigger and better sites. I want to see if it's possible to reverse engineer what is selling, make more of that, build capital, and then that'll give me enough capital to invest into properties worth investing in.

Thank you for your support - crossing finger I have some results relatively soon.
 
Quick update - I have an offer on the domain I built. I had the reserve at 299, buy now at 499, and I think it'll settle at 290. I have about 60 of costs in the domain so hoping for about a 200 profit. That'll be capital I'll save and put into another domain. Hoping to sell about 6 of these domains and invest in a better domain. Build it and resell quick.
