The odds are if you go about trying to find a 90% return on a passive investment, you will be taking a huge amount of risk whether you are aware of it upfront or not.
Now, if you don't mind working the business or investment that is a different story. You can leverage 200k into a $800k-$1mm business that makes $250-$350k annually before loan payments.
Run it for a year or two and then train your best employee to run it and let them earn a small ownership position over several years of running it to ensure they stay forever.
If that isn't enough, then go do it again. In 5 years you could build that 200k up to a couple of million in asset value and 100's of thousands of dollars in passive income.
