in any niche, if you work on 1 gmb, no spam.. just 1 and you actually work on it. its should bring 10-25 easy. ANY NICHE.

How do you approach businesses to rent out the listing?

I would think businesses would be sketched out if you say, "well I'm not really a landscaping business" right? Do you have a good script or cold email you use?

Its lead-gen, that all you have to tell them, im building my own sites and ranking them, then renting the leads, they will be more then happy to work with you, providers know what lead gen is this days..

Can you point to a website that you feel will be good for this? Is it a one-pager or a full website?

one pager is best for this. all you want it someone to call, or send a form.. too long on the site reading could not bring that call to you eventually.

LOL. Actually for this gmb, they have 2 call centers, 1 for customer support and 1 for sales.. so the calls filters and then sent to 2 diffrenet centers with 8 reps each. but you made me laugh thanks for that.

What if I chose to sell it off after setup, how much will be a good catch?

its will be hard. but if the clients pays you lets say 600 monthly. and he gets calls and he likes it.
you can sell it for 600 x 12 which is 7200 USD, to the same guy that rents it, but again its depends on the niche, pool cleaning wont pay that much.

Do you have one same price for every client or you adjust the price depending of the client activity ? I mean if you bring calling leads to a car seller you can charge more than a girl who is doing haircut at home i guess.

So many reasons but I'll give you the two that we ran into when we transitioned from a traditional agency to the performance modle. The local companies that can afford your services are usually booked up to the gills and turn away tons of business, and the ones that can barely afford the service will expect 5000% ROI and a toothless blowie. It's much easier to sign on a smaller guy that can buy a handful of leads a day and grow his campaign over time vs trying to slam dunk and get a $2k rental fee. That's not to mention you go through all hard work generating the leads, you may as well get paid for what theyre worth.

pay per lead model is too much of a hassle for me, my goal is not only revenue but also freedom.

i'd rather get only $500 knowing they'll make $2k only from 1 lead that convert

I'll chime in on the discussion ... rank & rent vs pay per lead. I've been doing this since 2005, so I've stuck with what works for me. I started out rank & rent and found it difficult to consistently get paid. I'd send the bill, wait a few weeks being promised payment. When no payment, I'd drop the client, replace the client, rinse and repeat. This got old.

So instead of charging a monthly fee, I set up call tracking and began charging per call. This is much easier to sell by simply saying, "Mr Contractor, I will deliver calls directly to your cell phone. So instead of paying $xxxx per month and hoping your phone rings, we'll deliver people - who are looking for your services - directly to your cell phone so you can set the appointment, write the quote and close the sale. So the only time you pay is when you receive a call from someone requesting your services. If I don't send you calls, you don't pay me a dime... that make sense?" They always say YES.

I also tell every prospective lead gen client, "I'll deliver the calls, but it's up to you and your sales process to close the deal. OK?" They always say, OK.

"So if I make your phone ring with people who want to hire your services, but you're afraid to set the appointment or ask for the sale, that's on you... OK?" They always say, "OK." Then I joke, "If the phone's not ringing, the hammer's not swingin'."

Once they become a client, I direct the call tracking to their phone. Could be their cell phone or office, which ever they prefer. I emphasize the importance of answering the call. "If you don't answer the call and they leave a message saying they need your services and leave their contact info, you're going to be charged for the call. But it's important you know, if you don't answer the call... even if they leave a message, they're probably going to call the next guy on the list - and when he answers the phone and sets the appointment, you're going to lose the sale. OK?" They always say, OK.

After they're on board, the first day of each month I send a call log showing which calls were leads, which calls were spam / solicitations ... along with the total they owe for the legitimate calls. I send it by email on the 1st and give them until the 10th to pay - with a reminder email auto-magically set for the 5th.

Since going to a pay per call model, I've had to fire just a couple clients. Everyone else has stayed long term.

A go-to pricing model instead of listening to the calls is to bill based on call duration. Usually 60 or 90 seconds.

We charge for only legitimate lead calls, so our process is to listen to the first portion of the call to determine if it is in fact a workable customer lead, or non-provided service request, or out of market area request, or solicitation, or robo call, or .......
