i wouldn't consider anything less than 3x the annual income (90k). I would only sell if you need this money to reinvest into another project which will make you more ongoing reliable money.
Wait you are making 120k/year and you cannot afford to spend 15k on a new project? you kidding us or something?
To all the people saying "don't sell at 15k!" I have to disagree. You see, 2-3 years revenue is the price of a company that is established, been here for years and is "physical".
Most internet businesses, go only from 6 month to 1 year revunue. You know why? Because generally this businesses are more sketchy, they have a higher chance of going bust etc. Not to mention the OP's website is greyhat.
Now the OP
If you are SURE, abolsutely sure that your new project will bring a nice income. Then sell the site, I believe that 15-20k for a greyhat website is a decent offer.
I mean some of the people are expecting you to put off building your business for another 6 months... thats a BIG waste of time, completely inefficient, considering you will be making a minimum of 10-12k a month.
Just my 2 cents.
