Good news is: You don't have to.

To (somewhat) answer the question:
Blackhat means nothing more than ignoring some company's (typically Google, but it can be some social network, another search engine, advertising networks and so on) terms of service in some more or less creative way to make a shitload of money (or to achieve some other objective). If that company gets smarter, you need to get more creative.
If you can't get more creative, don't use blackhat techniques for your main site.
A churn-and-burn money site on the other hand doesn't cost more than a few dollars to set up. So losing it eventually is no real loss. Then do whatever blackhat techniques you want to do, hopefully enjoy some good rankings for some time and when the almost inevitable penalty happens, just build the next one.
