Hi, in your first post you are talking about eye tracking and say that somehow the eyes of the visitor are tracked and we can see where he looks.
How can this possibly work?

I guess this is not true and what is tracked is the mouse position, is this correct?

it's not mean - to track eyes of visitors, it's mean you can easily track in which part of your website a visitor is interested.

Read this :

Watch how the visitor’s eyes are drawn to certain areas on a page.
Are they going to specific parts of the page you want them to? Do you need to redesign a certain element on the page to help draw their attention to it?

Every website owner want to get attention by their visitor and they make their website perfectly as per their requirements. So in short this helps to track - that your website visitors reading or going to that specific part where you want to go them.
