Sites are worth what people are willing to pay. If your site gets really good organic traffic and makes money on a consistent basis, you might be able to sell it 12x monthly net. People who buy sites are not interested in potential, they are interested in solid rankings and income so they can just set it and forget it. It is an investment for them and they want to double their money in 2 years.
