You know that's a valid point. If you don't have a history of buying sites and monetizing the purchased sites then this is a heck of a first step.

How could you even saying that without knowing more about the domain? Are you saying www.facebook.com would not be worth $5k because it's a single domain? I have a friend that purchased a domain for $10 and sold it for $25K, without knowing all about the domain, it's impossible to make statements like that.
