Why is my PR not going up?

Hey,

I have tried a lot of stuff to try and improve my PR, but nothing seems to be working for me. Update after update, my PR stays the same.

I have put comments on high PR pages
I have used link authority to post good articles
I have put my site onto directories
built natural web 2.0 links

but still.. PR0

My page authority on my website are all above 20 (ablout 100 pages) - home page authority of 37
domain authority is 25

High trust flow. etc.

Then I have another site, with under 10 authority, only 3 links going to it, with a PR of 3...

I am really confused by it.. I know everyone says "Who cares about PR" but I am trying to build a network of high PR sites to sell links off... so I kinda do care about PR...

Any help/tips are appreciated.

i think your domain authority and page authority is good , you should wait for a google update .
 
Problem is it has been over 20 for 2 PR updates now...Google doesnt seem to want to give my site a higher PR
 
Some time it happen, though we work hard our PR will not improve. Nothing wrong in working hard not today definitely it will be increased tomorrow. Going doing the work. Hard work never fails.
 
Do you have any rough estimate on how many high PR dofflow links are attached to your domain URL ??
The DA and PA seems good.Points out that you site is gaining good authority
Just wait for the next PR update and try getting as many ******** PR domain links till then.
But do avoid Any high PR link exchanges it might even ruin your site.
 
How old is your site currently? yes, the way google gives PR is sometimes baffling at times.

But unless you are going to use the site to sell links, rankings and traffic matter IMO more than PR

Directories are bad, stay away. They goal is to not see how many backlinks you can get to your site, its about consistency. A constant growth of content (on your site) and a continuous flow of backlinks to your inner pages not just homepage.
 
Get some links from high PR pages (not sites), and you should start seeing page rank going up. However, ranking is far more important unless you are building up your site for the specific purpose of selling links.
