Why do adsense sites sell for a higher multiple?

Hey guys, I've been studying a bunch of listings on a number of different marketplaces and I've noticed that Adsense sites sell for a much higher multiple comparably to e-commerce sites, etc. Why is that?

Is it because it's such a stable business model and so hands off? Or is there something else I'm missing?

Because once you have ranked an adsense site it is passive income. An ecommerce site is much more work, you need to buy, package and sell the goods and deal with customer complaints.

It's a traceable and verifiable income. Some marketplaces, like Flippa, are able to verify AdSense earnings, while others monitization methods, even other hands-off ones like affiliate commissions, can be more easily faked.

i think because only High quality site can use G.ads (they have strict rule for publisher)

Personally, I think its because adsense sites are generally under monetized. Whoever owned the site previously seems interested in a hands off model (as someone mentioned above) and often, depending on the niche of course, someone who is willing to put in a little extra effort can maximize the earnings much more.

Additionally, the fact that the site is earning via adsense sometimes physchomogically (for better or worse) gives people the impression that the site is doing right in the eyes of big G
