Which right price for website?

Hello everyone. I search websites to buy but i don't know when price is normal, when high and when low.
U know any rules for price? I mean website price = 1 year of profit etc.
Pls tell me how detect when price is low or hight.

but how detect when price low or hight? Yes seller say me like this "50 000 visitors/month 2 000 $ profit" = price 100 000$
is it good price or not?
 
so you're looking to spend a lot of money (probably) on buying sites but you don't want to take the time to do the proper research to learn how to do it properly. If you ask me that's a recipe for disaster...if you're really gonna do this and you don't want just to throw money out the windows take the time and read a few days about site flipping. The guys selling websites can boast with a lot of things like stats/income and so on, you will need to know what they're talking about and spot the liars and inconsistencies so you don't get taken advantage of.
 
A website is worth what you're willing to pay. I've heard though that 3mo of revenue is a good starting point to list a website. There are always web calculators too. I use Website Worth Calculator .Info and Worth Of Web .com to calculate sites.
