Where to start?

Hello everyone, let me start by saying I am so happy to have found this forum. The amount of information and tools available here is insane.

Basically I currently own a website. Domain, hosting, custom Wordpress skin etc. It was meant to be a newsletter site in the microcap stock niche. However due to uncontrollable situations I no longer had any free time. Finally things have died down but I'm no longer looking to go on with this site.

I'm hoping to revamp, optimize and sell my website as the Wordpress theme alone hurt my pocket and dont get me started on the 80k email list I purchased.

I was wondering if you guys could guide me in the right path of how to increase the selling value of this site in terms of SEO and just overall value to a potential customer.

For SEO you can first do on-page and then start off-page also. It will take some time to get it a good ranking though.
