Selling backlinks with your own PBN network, or promote your own affiliate/commerce site?

Hard to say. If you have a good method to sell your PBN links then I would go for that. Promoting your own affiliate/commercial site will be a lengthy process, but may earn you more in the long term.

I used to like the churn and burn era where you can easily get a site ranked for a specific keyword on the SERP, and through that the earning potential from affiliate income was really fantastic.
Now, selling a digital product looks like a viable alternative for short term income for the time being.

Sell links first to build up some cash to invest in your web properties
