What makes a good keyword?

I have a niche which gets a decent amount of searches on Google, 100K-1M for the main KW and 10K-100K for a couple related keywords, and then plenty of 1K+ keywords.

How can you tell if a keyword would be good for a blog style site using Adsense for monetization? The niche has plenty of products related to it, but it isn't mainstream (closest thing I can say it is like is a kink/lifestyle, for example bdsm)

Some stats for the main keyword (rough estimates from free KW research)

Google Keyword Planner
Avg. Monthly views - 100K-1M
Top of page bid (low) - $0.06-$0.08
Top of page bid (high) - $0.60 - $0.75

Ubersuggest
Monthly volume - 125-150K
Cost per click - $0.08 - $0.11
Paid Difficulty - less than 5
SEO Difficulty - less than 70
The average web page that ranks in the top 10 has 11 backlinks and a domain score of 73

Niche is quite popular amongst social media (a lot of groups where people talk about the niche) so getting very early traffic shouldn't be too difficult.

Would you say a keyword with these stats could be profitable with just a blog and Adsense? Thank you for any input, I am completely new to this, but looking to learn and succeed!

PS. No, I won't give the niche or any keywords, I have given a loose description (It is something similar to kinks, like BDSM)

Questions you need to have answer for:
- How much traffic are able to get
- CPM from Adsense
- Will those people buy stuff (afilliate possibilities)

How can you know how much traffic you will get and your CPM before starting/investing into a keyword? That is my question, how to identify a keyword that has potential
 
You estimate.
If keyword has 10k monthly searches, you estimate that you can reach position 2 in search results, which let’s say gives you 2k visits per month.

You estimate CPM by research. Find info about CPM in your niche and related niches. Ask people.

I have not started with the niche yet, so I don't have any information about AdSense, and I say the niche is somewhat popular on Instagram and some Facebook groups, but definitely not 'popular' compared to some other niches, maybe just a few thousand followers for popular pages?
