What is your criteria while selecting keywords with long tail pro? (examples included and requested)

I had previous experience of google keyword planner. I've also been reading tutorials on internet and related threads in BHW as much as I could do. But, I still feel so much theory. So, I've installed Long Tail Pro today and did some keyword research. I just wonder about experienced people's viewpoint to the keywords.

What is your criteria for selecting the right keyword? For instance would you spend your time for the following cases of keywords? How valueable are they? I appreciate if you also tell "why's" and "why not's". I think your responses will be very helpful to beginners who looks for a niche or keywords for the niche. Followings are some samples from the keywords I've found today. If anyone except me is also curious about the values of keywords then you are all welcome to share them to discuss.

Keyword1:
Local Searches (U.S.): 100k+
Advertiser Competition: Low
Avg. Keyword Competitiveness: ~30

Keyword2:
Local Searches (U.S.): 100k+
Advertiser Competition: Low
Avg. Keyword Competitiveness: ~45

Keyword3:
Local Searches (U.S.): 10k+
Advertiser Competition: Low
Avg. Keyword Competitiveness: ~40

Keyword4:
Local Searches (U.S.): 1k-10k
Advertiser Competition: Low
Avg. Keyword Competitiveness: ~25

I think 1st and 4th keywords should mean something. Am I right? Or, do I also need to look another parameters as well?

Edit: Btw, niches for the above keywords are not the ones which are for e-commerce. There will be just content and monetization method most probably will be adsense . I am just thinking and want to rank in first page.

I used it before and it was just so confusing the features to a point where I just said ok around 500 searches a month 5-6 keywords.
