what is this blog worth?

Was looking around for answers to the question.
I'm newbie on make money online and i think site flipping is the best way to make cash quick

I want to make a blog with this qualification:

1) Keyword on domain name
2) 3 months age
3) premium theme
4) 150++ seo friendly articles, unique
5) 100++ backlinks from trusted site like web 2.0
6) 200++ subscriber
7) Monetize with affiliate, banner ads, and adsense. But there is no earning proof.
8) 1000++ traffic per month

the blog is about gadget reviews.. so it like affiliate blog and i place adsense ads and banner ads too

Are you planning to sell this site or are you the one buying it?

If you are the one buying it, I would express interest to the owner but demand proof of revenue. If this is the case, how much do they want?
