Hey MeatHead,
I have an adult niche site that generates recurring revenue of about $5,000-$6,000 a month currently and growing. Site launched April 2013.
Costs are $6 in hosting a month. All organic SEO traffic with no paid links or any extra expenses. Pretty much just sits there and makes money.
Any thoughts on a selling price and any suggestions on where to list an adult site for sale?

I have a website that generates between $500 and $700 per month. It's about 2 years old. It sells online reviews at a huge mark-up so there's only about $50 per month in expenses.

Traffic is all organic.
 
Yo Meathead, I was wondering what your take is on "bonuses" and "perks" that come along with many websites / domains on sites like Flippa. This is slightly off topic, but relates to flipping so I thought you'd have a decent perspective on it. Do you feel like these are just thrown in when the seller knows they're site/domain isn't worth asking price and this is used as a means to justify the price? Do you think as a seller it'd be worth putting together these little bonus bundles, with SEO training eBooks and all kinds of other random odd shit - or do most serious buyers not care about that junk? I'm assuming these types of things are primarily aimed at lower end sales, but I've seen a couple included 'perks' with some higher end websites/business for sale as well.

Wrong thread, but when I used to sell a lot on Flippa in the <$1000 range (years ago now) bonuses were always useful.

At the higher end of the market, "bonuses" wouldn't make any difference and if anything would cheapen the sale.

Adult sites are a difficult market, I take them on from time to time. If the revenue is recurring I'd need to take a look more closely as that will work in your favour. It is not very old, but that doesn't mean it won't sell. I couldn't really give you a number without getting more details, though.

Google+ business reviews. It's a market that's growing in sales a lot.

Twice per week I hand the URL's over to somebody else to review for me.
 
It's good effort to let the people evaluate their sites worth. At least people will have true picture of their business.
 
Yeah, that's not really true. Maybe for a very specific type of site (relatively low quality Adsense micro site) but for the majority of sites there is far more that goes into valuation that just multiplying the revenue. Need to take costs into account for a start. No-one is going to pay 20x revenue for a site generating 2k a month but spending 3k...

When we say the sites go for 20X, that's 20X monthly net profit. We'll deduct costs like hosting, content costs, paid traffic (when present), etc. Also - we take an average of the last 3 months earnings. For AdSense sites, they typically (but not always) have less costs than others types of sites which is why it's closer to 20X monthly revenue.

We've sold eCommerce sites and I can tell you there's no WAY those sites are going for 20X revenue! (especially for low-margin dropshipping sites!)

Yeah, that's why I mentioned that the "revenue" multiple he got from you was likely the case for niche Adsense sites (which often have low overhead, as you say) but not for most others. I've heard others on forums talking about a multiple of revenue rather than net profit so it does tend to be an industry wide misconception, unfortunately.

One thing that sellers almost always misrepresent (in my experience) is with the SEO costs of Adsense niche sites (or most sites, for that matter). It's very hard to figure out what a seller has been spending on SEO/links - in reality, I believe the costs of running these sites to be far higher than many claim.

I've a question for you but it's nothing really to do with valuing a site. You seem to have a lot of employees working for you full time but don't have all that many sites for sale. I've always wondered what they do during the working day! Sorry if this it too personal or an intrusive question to ask.

As we are brokers, so we don't do hundreds of deals a year - we're not Flippa that rely on quantity rather than quality. In January we sold over $1.5m in sites (think that was 14 sites) so that's plenty to keep the brokers busy! We also have a decent portfolio of sites ourselves so half my team spend their time managing those.

Would need to look at more detailed financials, but likely something around the $50k range based on that information. The niche might be a little problematical, but maybe not a major issue at this end of the market.
