How I do it is.

Month income x via 24, 2 years income.

Income monthly must be proven consistent over 3 months.

That a website for sale with income.

Domains I don't bother there needs to be a income monthly.

You need a expired domain expert to get domain values as stats can be spoofed .

I I would believe that that number of new roof sales would generate that sort of commission, having worked in home improvement before, I have a hard time believing that your numbers add up... A new roof depending on the size of the house would run 10 to 20K {comma} that's the sales price... assuming you had 100% conversion rate on all of the sales leads, sure but that's completely impossible.. and frankly even then, 10% commission on a home improvement job is outlandishly high... Don't get me wrong, the site is definitely worth something but nowhere near the $200 or 300 Grand you think it is

You must have skipped over the part that says "commercial"

Yes, the average roof replacement on a home is $10-20K, but for commercial jobs can get into the $100k's. A commercial roof lead of at least 10,000sq/ft can be sold for $100 minimum. Upwards to $300 for a 30,000 sq/ft lead.

I guess the last amount of data I need are to figure out what size roofs these leads are for

you’d be lookin at 10k at best. They are targeted leads and not worth much when the costumer is looking for that company.
Ps. I am active in the roofing business and paying 9$ a lead. With 300k you can get a roofing business which is active, etc...

This thread itself is for all "valuation requests". Please don't open a new thread about your site, just post in here.

Quite a lot of people have been requesting it, and it's one of the most common new threads in the sub-forum, so it made sense to start a sticky.

I have personally sold over $10m in websites on behalf of clients over the last few years, and continue to sell more each month. There are not too many people who have ever sold more.

There are a few others around the forum with the sufficient level of experience to help me out. I'll try to check this thread at least a few times a week to give people a "fair" estimation. Please note - due to my very limited time, I can only give a ballpark figure.

Some general guidelines:

- If your site has revenue below $50 per month, it's not worth much.

- Please post your average revenue for the last year, the age of the site, the main traffic sources, the main monetization method and a brief overview of the site. You don't have to disclose the domain - and in fact, I would recommend keeping it private.

- Please don't offer "valuations" if you don't know what you are doing. Whilst I appreciate people trying to help, it's best for everyone if everything is accurate and from a relative expert.
