He did rent everything when he started though as an investment and Oh boy was it a return of investment. There's a reason why at first he was only showing his car and his house like once a month (he currently says that he didn't show everything he had not to brag and so that people wouldn't think that he was just another Guru) as soon as he started showing stuff more often more and more people bought his course and he started showing everything more and more claiming that he was only showing everything now because that's what it takes for people to listen to him and for him to change lives.

I personally disagree with that narrative especially when he says that his curses are not even his main source of income. Take BHW as an example... someone successful is not gonna beg to be your mentor like Tai Lopez does.
