...an ecommerce site? Site/niche has one main product and 5 very similar products. You go to the site to buy one thing. The niche has about 250,000 searches per month on the exact keyword and maybe 50,000 "buying keyword phrases" ie. 50,000 people looking to buy.
 
I'm currently doing this for one of my websites now, trying to calculate what I think the website could bring in a month. Now I'm my own opinion I go for the lowest possible number 0.5% 0.25% start there and see if your website is profitable, if it is then I would say its a safe bet because those are low conversion rates.

Expect the worst, hope for the best.
 
I've seen conversion rates for ecommerce range from 0.3% to 7-8% for the exact same shops, same products but different countries. I believe the average is around 2-5% though.. i'm somewhere there.

You can offer a wide range of payment methods to increase your conversion rate (paypal, t/t, etc..)

Depends not only on the searches per month, but on the ranking. If 1-3, roughly 10,000 is the real population acting on the buying phrases by visiting the site. At the industry typical 2% CTR, that would be 200 clicking through to the sales page.
