I would say around $50,000 - $100,000

It really depends on the age of the domain, type of backlinks etc.

Rule of thumb is that a site can be sold for 5 to 10 times its monthly profit.

Im interesting in selling it if the offer is VERY GOOD

Don't solicit offers either directly or indirectly under the guise of checking site value. The moderator of this section has a sticky at the top for site evaluations. If you're truly interested in a value that is where you post. If you think you fooled anyone that you're not trying to solicit offers you failed.

Site value for established websites earning revenue for at least 6 months is about 1 year of revenue. Now go list your site if you think you can prove all your numbers and see what you can get. If your site has trademark issues then consider anything you get a bonus. Real investors won't touch trademarks and it sounds like yours probably has a trademark in the domain.

Removed your part about wanting to sell or looking for offers per the rules.

- How old is the site?
- Any trademark issues? e.g. does the domain have Apple iPad in it?

Forums trade at strong multiples, so ignore the nonsense like "5-10 times the monthly profit" which is spread around on webmaster forums and does not reflect the real market. An established forum should sell for at least 2 year's net profit in most cases.

Try listing it on flippa and seeing what the market value it at. Only cost 30 dollars to list.
