i bought a site of godaddy auctions cheap that has pr 3 or 4, think it is like 8 yrs old, should be pretty easy to rank.
probably i could just get a magazine type theme for a wordpress installation and go with that and buddypress
but open to see if anyone is interested in doing something more unique and what you might charge

Better of using a Magazine theme as you said above and hire a web designer to play around and tweak the site as you like.

It will be cheaper for you this way!
