Techtools.net sell or build up site?

The domain is over 11 years old, thinking about building a site around free removal tools but i know that is a competitive niche, but the domain name is excellent

Development is always a better option for any domain name if you have the will and the time to invest in it. Not worth to sell in resale market, and meanwhile if you get an end user offer for the domain, you can always go for it.
