Suggestions on Selling Real Estate Leads

I have started a project where I am selling leads to real estate agents through an online capture form. Getting the leads is no problem. What I am having trouble deciding over is exactly how to sell the leads. At first I thought I'd sell per lead, each agent that signs for the specific location will pay for X amount of leads per month and they will be given to them. I have distribution figured out as well. My system is very good.

I am having second thought as whether to "rent" the portion of the website out to them or sell as individual leads. I am selling the leads individually for about $30. I am using paid methods to obtain them such as PPC and the CPC is fairly cheap. Roughly $1 per click. My website is custom built, the conversions should be fairly high even a modest 20% (simple form) will make me tons of money. To break even I would have to convert 1/25 of clicks which I believe is very low. Anyways let me know what you think. If I rent out the website I can say that they will receive between X and Y every month and I could just charge 2x as much as the advertising costs. Thanks BHW:).
 
These leads though, are they completely random in regards to the market, or can you specify if whether they're looking to sell/buy/rent etc?

I'm just curious, because we provide services to a client of ours who owns a real estate office in Ontario housing 400+ agents. Let me know if you have any more information, thanks.

Edit: Just seen you're from Ontario as well! It's a Remax office located in Vaughan (GTA)

Hey Moosey,

I am starting with buyer leads only then going to start seller leads as well once I see that this is working. These people are only looking to buy with a mortgage (not rent). And hey not bad, I'm in Barrie!
