Income is fairly low but the site isnt monetized that well

Its better you monetize it more and then sell it after some months so that you have a good average monthly revenue to show to the buyers. Right now it won't fetch you much money.

How much you are selling it for?

From my experience buying and selling websites, I'm usually willing to pay approximately 12 months worth of the current advertising income.

If the site is a really good niche, or I feel that it is greatly under monetized, I'm willing to spend more. By contrast, if the site is kinda crappy, or I don't really believe the proof of income, I'll pay less.
