Site with CF 30, TF 1. worth ??

Hello guyz, i need a help. I have a domain having
CF: 30
TF: 1
DA: 18
PA: 31
Backlinks: 1,510
Referring Domains: 616
I am using adsense on it and getting $2-$5 with only 50-100 UV 90% from USA. The niche is very "Unique" and CPC is very High but i want to sell it as i need money for my next project and I don't use cash in hand money for my online projects, Thats why selling Any Help would be appreciated.

Generally , the rule of thumb of website is 6-12 times its monthly revenue based on the stability of the revenue and how long the revenue will last and various factors.
