Site Flipping Advice

I'm wondering if anyone that's fliped a site can give me some advice? Some private investment firm wants to buy one of sites.

I've put a lot of hard work into it and have made some money with it. They e-mailed me today ask for me to give them a quote to buy.

I was happy just to receive an e-mail that looked legit that someone has an offer! I'm not sure how to go about quoting them a price. I don't want to low ball myself and I don't want to quote to high and them walkaway. I've done the usual thing of checking how much a site is worth sites but I think it's a bunch of bs anyways. Has anyone been in this situation and what did you do as far as price?

I would say 2x what it makes yearly

if the site isnt moneitized , you use the traffic numbers and the metrics available for average CTR, and ECPM to calculate price of what it "would" make , if it were to be moneitized
 
Double the price you are willing to sell for, you need to leave room to haggle. They won't walk away if they're serious.

Great Thanks for advice! I'm thinking a higher number it's a good niche so I'm sure they won't want to walk away.
 
If your currently making money from the site, like the above said work out 2X the yearly revenue. Revenue meaning the profit after investing hosting, advertisement etc. Give them an email with all the stats, like said above, make graphs or whatever if the site is worth alot its worth putting the time in and making some diagrams on how you monetize it and what feedback you get from ads or affiliates.

Anything to accommodate your buyers is helpful, If you doubt the money they offer is worth risking your site then dont sell. Remember a good site is hard to make these days, ones that are already good and going and making the dollars are keepers. This is why alot of people just buy estalished sites now, gives them a jump start on business
 
Personally I'd save it if they want it bad enough they'll pay top dollar, good luck bro. I would also suggest contacting a website appraisal company and see how much it would cost.
