When you are selling your website for lets say 30x monthly profit, should buyer pay you after 30 months after he earn money back and you transfer him a webaite at the first month?

It's all up to you and your agreement with the client. You can be flexible.
I've done both, and was willing to shoulder the risk for a "payment upon results" deal, because I was confident in achieving the goal for the client, plus it was a hefty sum we agreed on.
Long story short: Both parties kept to their end of the deal, results were surpassed, project was a great success.
