Should I buy an apartment?

Eh... The classic 'bro loaning call' we have in our neighborhood :D
If you ask me, I would never go for it. A 30m2 apartment is not what I will be aiming at. You will want to get married soon, you'll have kid(s). 3+ people in 30m2? No, just no. My suggestion for you will be either invest some of the money or just get a bank loan and put those money as deposit. The apartment will cost an extra 6-7k on top of the real price because of the fees, but it is still worth as you will be able to get at least 50m2+.

Thats good advice. But i dont do loans. I dont borrow money from anyone, ever. I wouldnt ask my mother to borrow me 10 bucks. I live Strictly within my means and on what i can produce.

The only option for more money is wait a few more months, earn a few more bucks.

The problem with that is that ill have to wait more, and i dont want to wait any longer. Im sick and tired of paying rent, sick and tired of having a goddamn landlord. In my place if someone knocks on my door and i dont like them, i can shoot them :D but when renting i cant, its not my place :(

And the whole kids and marriage thing, fuck that. Im looking at the now, not the later. And besides, its not like im buying the place to live in it for 30 years. I saved up 25000 euros in 3 years. And even if my income stays the samr i can have another 25000 in 3 years no problem. Possibly even more because no rent. Nothing stops me from selling the apartment later on and taking my new savings and putting it all together and buying a bigger place and getting all pregnant in there :D i mean the wife or whatever getting pregnant haha

Should you buy an apartment, no.

Should you buy a house? Yes.

Buy a house that is on at least 1 acre of land (so that you can build more houses on your land in the future and rent them out).

And don't cheap out bro... go all out! I came across this one... its for sale for $45k.

https://serbia.realigro.com/for-sale/other-land/vrnajčka-banja/25934.html ... buy it bro!!!!! It has apartment down stairs, and apartment upstairs. So you can live in 1 and rent the other. I'm sure you can get a bank loan if you tell them you have $30k and need another $15k from the bank.

Other option; buy a plot of land (1 acre), and build a house to your specifications.

House like this one costs 21,000 Euros. http://www.frame-house.eu/index.php/eng/project/11

I dont want a house man. Whos gonna mow the lawn and take care of shit. I want an apartment, not a house.

And houses generally speaking are surrounded by other houses, and each house has a goddamn dog. Nothing wrong with dogs, i like dogs, but theyre known for their choir singing, and that shit fucking irritates me to no end!

Or i can gwt a house in the woods somewhere and be left alone. But i dont wanna do that.

No, dont want a house. An apartment is fine. Even if i fell into a bucket of money id still buy an apartment, just a beter one :D

Do it man! My buddy plays poker for a living and bought his 1 room apartment about two years ago. Now, however, things haven't been going that well for him and he's struggling to make an income with it. But he's still happy that he bought the apartment, just because it's HIS and he doesn't have to live with his parents or pay rent.

And like you said it yourself, you still have the option to sell it.

I made this thread recently about buying an apartment, living in it and putting it up for sale shortly after buying - https://www.blackhatworld.com/seo/buying-apartment-and-putting-for-sale-at-inflated-price.1036785/

I made that thread assuming I'll buy an apartment. Here I want to ponder with you guys whether or not I should buy an apartment, in order to live in it.

I've been working online for 5 years. Started with nothing, learned a lot, did a lot of shit, worked mostly as a transcriber for about 2,5 years, and selling digital products online for the other 2,5 years. I have other little baby incomes here and there, but those were/are my main sources of income.

The first 2,5 years were hard, I was barely getting by. In the past 2,5 years I saved about $25,000 dollars. I lived EXTREMELY frugally to save that amount. I pretty much had no life for most of that time. I had to pay rent and to live in the meantime and, you know, dentists and shit that comes up. But I saved on everything.

I want to buy my own apartment.

Here are some of my reasons why I should do it:

1) Peace of mind. No one else has a key, no one can come in and mess with your stuff, you don't have to pay rent monthly. It's MINE, and I am God here haha. Peace of mind. I've been living with parents renting and then alone renting, and bad shit can happen when you have a landlord. Anyone who's rented and changed a few places knows what I'm talking about.

2) Take the money I have in the the bank and on Paypal and on me, and put it all in 1 place (the apartment itself). I feel that a safe "parking" for the money. Unless, like, I don't know, communists come to power and take peoples shit from them :D

3) Another good reason is to stop paying rent! I'll save about $2000 on rent a year. Taxes on the property, considering the size mine would be, is peanuts. This is a golden reason to do it.

4) I also have a bit of a chip on my shoulder. My parents rented, I rented whenever I lived alone. I never owned my own place.

5) After buying the apartment I could list it for sale online at a higher price. If it sells, I make bank. Shit, I could probably make a free blogger just for selling the apartment and rank it on the first page for people searching for an apartment in this city and get hits.

Any reasons why Not to do it? Any thoughts?

After I red this I was like this guy is from Serbia 100%. I bio sam u pravu, video sam komentar dole :)

Depending on the location of the apartment and if you are not expecting the price to fall dramatically it is a good investment and something that can pay off in the future.

Yeah. Im close. I mean i basically have the money. I just now need to find something thats within my price range and in an... acceptable location.

But im busy. I have maje money online stuff to do :D no time to spare. I talked with an agent earlier. The wheels are in motion.

Da brate, nasi smo :)

Well, i have 24.000 euros to spend. Location is not really a concern. Somewhere around Belgrade. Though i dony really know Serbia much at all. Im looking Zemun, Altina, Kaludjerica, Kotez, places like that have decent apartments in my price range, from what ive seen online.

Talked to an agent earlier. Shell call one of these days so we csn meet up, then i can discuss with her and see what she tells me.

I need to buy a place. Park my money. Get peace of mind, stop paying fucking rent, breathe oxygen that is my property!!! :D then i can get down and dirty and really concenteate on my online moneymaking cashproducing activitieees

Yes its called multiple streams of income as internet is not the only ways to make money

Take a loan buy big fancy house live like a lord :)
Now you living in a shitty place and have to pay rent.
You want to buy small aparaments for less money and you will live in a cage, why you need this.

The chickens could some day come home to roost :D

Go to the apartment. Put it up on airbnb or any other local service offering stay. Earn monthly income from the apartment and continue to live frugally. When you have enough saved - go take a bank loan and buy another apartment. Rinse and Repeat.

buying real estate way much better than buying a " new car " .. good investiment .. good luck

I think when you rent you have more freedom.

Like if you decided to move tomorrow and you were renting, you could do it without waiting for your place to sell. :)

Well, I just stumbled upon this thread, which I made almost 2 years ago. So to update...

At the beginning of 2020 I actually bought an apartment.

The price is 50,000 euros (about $55,000 dollars). It's about 54 square meters. It has a kitchen + living room as one room, and a bathroom, and 2 rooms. It's on the first floor. And I also bought a parking place for about $1,100.

Due to a local law, if you're buying a new apartment (so still in building phase), and it's your first ever piece of real estate in your name, then you can get 10% back for up to 40 square meters. Seeing as I'm paying 920euros per square meter, that's 36,800 euros on 40 square meters, and 10% of that is 3,680 euros. This is the amount I will get back after the final contract is signed... assuming the law doesn't change, and I manage to do all the paperwork in time, and the government doesn't just deny me this money because, you know, they can do whatever they want.

But if all goes well, I will have paid 50,000 euros, and get back about 3,600 euros, so let's say final price 46,400 euros... plus another 1,000 euros for the parking spot, so total final price not a cent over 47,500 euros (including lawyer + other government bullshit fees).

I bought 2 rooms because I want one to be my bedroom, and the other to be my work room (and if things ever get hot financially I can rent the extra room, or make it a baby room, etc).

I bought first floor because, well, it's a choice between nice view and waste of time. Let's say you're on the 5th floor, and you come home, and the elevator is on the 5th floor. Now you have to wait for the elevator to come down, and then take you up. Or let's say the elevator breaks, so now you have to walk up and down like an asshole. And this could be a pleasant exercise or an annoying process, depending on how you're feeling and what you're carrying. Or let's say you come home and the elevator is just leaving, and it's full. Now you have to wait for the elevator to go up, for all the people to exit, then wait for it to come down, and then wait for it to take you up. It's ridiculous.

But I'm on the first floor, and elevator problems and delays can suck my dick. I'll jump up 10 stairs and I'm home, praise Jesus :D

And my not so great view, well, I made my choice. Time > View

I bought the apartment in my hometown, where real estate prices are not that high. But I'm literally 5 minutes from the center, and I get to be in a quiet area. And the area is projected to be built in the future, more buildings, supermarkets, all that kinda stuff. So barring any unpredictabilities and fuck ups, the price of my apartment should remain the same or increase.

Okay, well that's it. Now all I can do is wait and hope that the apartment is ready for me to move in by December, and that nothing dodgy happens until then of after... because there's a lot of dirty shit going on in this world, and in this country, and when it's all said and done, if the company that built the building doesn't pay back the bank for example, the bank could come asking for the apartments in order to repay the loan. I mean, I found the place through an agency which connected me to the company that's building the building, and I got a lawyer to check the company to make sure they're legit. I did everything in my power to make sure this is legit. The rest is out of my hands...

buying a real estate in building phase is so risky my dear, i've purchased a piece of land for villa 200 metre square in 2016 , till now i didn't get anything, they are so slow that i almost forget that i bought it .

First floor is fine if you don't like lifts or walking up stairs... but you have to put with noise above you.

Congrats on the purchase!

Real estate is always a great idea. It' probably the only asset that appreciates over time. So go on and buy, in a few years when you sell you'll totally make a profit

My very first investment were in own appratment. So yes, I would recommend you to stop renting and buy appt.

If you have the means go for it. Don’t live in regrets!

Thanks yall :)

There's no going back now. I already paid a third of the money initially. I'm about to send the second payment in a few days. And then the last payment in December, before we sign the final contract, and then I can move in.

I can't wait for this chapter of my life to be over. This chapter of renting, so technically being homeless :p

Wait a few more months when there is Blood on the Streets and you should get an even bigger discount off that property you’ve had your eye on.
