First of all: BEWARE of things that seem too good to be true on Flippa. They prey on people who don't understand the business/get tripped up by fake analytics and/or promise things that likely won't happen.
Couple questions:
- Is this an affiliate site? What's the % commission for the products? @ $20 for physical products that means it probably costs a minimum of $200, or if it's courses/info products it might be like $49.
- WHO would buy the product? How are you going to get visitors to the site? Just because the site exists doesn't mean anyone would visit it. Sure, if you get $20 & only spend $10 on hosting that's great, but first you have to get some visitors to your site. Then you have to convince them to click on the affiliate link/your product. Then if it's your site you have to convince them to part with their hard earned money.
- Do you have an SEO strategy in place? Do you have any SEO knowledge?
- Do you understand the niche the site is in & have a general idea of how you would grow it once you buy it?
- How would you get traffic to the site?
- How do you get paid?
They might say that they don't have those numbers because it's a starter site without traffic, but then you just said they "get organic traffic from Facebook ads" which means either you're confused or they're bullsh*tting you hard.
