Sending one email to ~40k unsolicited email addresses?

tl;dr: Looking for the best affordable method to send an email to a large unsoliciated email list. Also looking for recommendations on effective methods of creating a double opt-in, or opt-in, mailing list targeted at business owners?

I just started a mobile application development company and I'm trying to get the word out to realtors in different states. To do this, I have scraped a few sites and I have obtained ~40k emails of currently active realtors. I would like to send an email to each of these individuals, only one time, to find out if they are interested, if I don't receive a response then I will not reply to them again. I have done this on MailChimp a few times already, but services like that are quick to ban you.

What is the best way to send emails to these addresses while offering an opt-out link and a short message at the end stating that they will never receive another email from me again if they are not interested? After a day of research I've found numerous responses saying a VPS with IP Rotation works great, but with IPv4 addresses exhausting is this still the best method? Are there any cheaper alternatives?

I can help. I've got various Interspire servers with PMTA ip rotation.
 
I've read about Interspire also and was wondering what was so good about this service? Are they not very strict on the lists you send to?
 
Well, interspire is a software platform that you install on your own server. So instead of sending through let's say "constant contacts" you are sending it through a server you have control over. Because we set a max let's say of "150 emails" per hour per IP we can send emails without poping at the radar. Though that also all depends on your email list. If you have a list of scraped emails, or old emails, then your success rate will be low, and might hit spam traps. This will make it so you get reported to your server provider.

I mostly deal with clean email lists, I've been able to send couple of million emails monthly, switching up servers only once a month - since eventually people complain, but at a lower rate.
 
Well, the site I got it from keeps the information up to date and each individual is listed as active. I have seen a lot of complaints from Mailchimp with a different list I used, but I didn't write a note stating that they will only receive one email and I won't contact them again if they don't respond. I don't know how effective that would be with the new list though.
 
It's worth a try. Obviously you are selling a product/service, so people will complain. Just that mailchimp, constant contacts, etc.. get butt hurt easily over complaints. They want their service to be used strictly for legitimate double-opt in lists.
 
Basically, if you want to make money with this you will either have to rent space on someone's server, or try to figure it out yourself. I started doing email marketing about a year ago and that's what I did. It saves you a tremendous step.
 
So setting up a VPS with IP rotation is the best method? Any good recommendations on an oversea VPS service?
 
IP rotation with interspire is THE best method to go. As far as VPS goes, any VPS should work. Don't spend too much money on them because they eventually ban you after getting a few complaints.
 
Just curious, how much would a setup like this cost? (from anyone with experience)

if u are rotating ip's why would the vps host ever get complaints? if u are using and rotating proxies (other than the proxie supplied by the vps host)?

I need the same thing op does and I'm trying to learn also.
 
Also how do you get these lists? I'm yet to find a scraper that gets more than 50 emails per hour :( Do you buy the lists?
