Selling site with all content on flippa any advice?

Hey guys,
I am selling one my sites on flippa as I got a new job and won't have time to maintain it (it earns a decent amount but needs work and expertise). The site gets a lot of traffic but most of it is direct traffic.
It is mainly a landing site for projects but it is also monetized through adsense.
I don't want to post the link to my flippa listing here as I think its against the rules but if anyone has any advise that could help me get a higher price I would really appreciate it.

one advice i can you give you is to make sure you provide all the traffic and site data that you can , there are so many spammers in flippa , so its hard to trust a sale without lots of proven stat,
