Selling Rentable Sites

I'm starting to think of a new method that site rentals.

Get them ranked on Google, then sell them on Flippa, let someone else do the leg work of finding clients to rent the sites to.

Renting a site sounds easier than it is lol.
Getting the sites to Page 1 even #1 is a piece of cake.
Getting businesses to take it over.... not so cake.

So I'm wondering if selling the site on Flippa is better than renting it..
Thoughts? I also never used Flippa, so not sure if that's viable...
 
Not to sure about Flippa, you will need to demonstrate some revenues if you want to get a good price. If these sites are simply getting good results in the SERP without revenues, you will get only low bid.

I've sold sites on Flippa, but not my "rental sites". Dunno why but so far I prefer to keep these for myself, I really enjoy the monthly revenue with these.
 
Flippa isn't the right market for sites like that (unless they have revenue), buyers on there are investors looking to make a profit.

You'll get maximum value selling direct to businesses.

Your best bet is probably to hire some salesmen (CL etc) and just pay them 50% of the ad spots/site sale price if they can do it. Set 50-100 up and you could make some nice cash each month not doing much :)
 
I've never been a huge fan of the site leasing model, but by ranking them and selling them off you're selling yourself short in the long run. You're basically taking on all the upfront work and then handing the long term rewards over to someone else for a one time fee. Doesn't seem ideal.

Thats what I thought UNTIL i figured if you can sell it for a yea's worth of revenue... assuming the average renter stays with you for less than that.... you could actually be doing better...
 
Finding buyers willing to pay you a year's speculated revenue is a tall order to say the least.
 
I'm trying to find a buyer now for a site that could make a home remodeler/contractor/repairman an ABSOLUTE FORTUNE!!

But it is a tough sale... Why the heck IS it so hard to find buyers?
