Selling a website

Ok when I first decided to pursue a career online I started a website and since then I've been reading and learning a lot about IM and the endless possibilities of making money (from this forum especially!) and have decided it would be best to sale my website. Any suggestions as far as finding a good buyer and making more appealing and or raising the value of it? It's number 18 on google for the targeted keyword it has a lot of content the adsense is making a few bucks here and there.

I here sell them on digital point for free... but flippa is ideal if it's worth more than say $200 (I think their listing fee is about $40 now)

I think you can also sell up on godaddy auctions but it's not as popular.
