OP, you can use any escrow service,
if site is big enough then you can try website selling platform like flippa or empire flippers.
or you can also check buyer profile, if you are selling on BHW, then check that buyer is well known member or newbie like i quote below who claim to purchase lots of sites daily but join forum like BHW just today
