Selling a dentist site, how ?

Hi everyone,

I?ve a wordpress dentist site that I created and lightly promoted a while ago. I forgot it for a moment but now I need some money so I thought I would go out and sell it.
The site is ranked 8 for ?Dentiste city? (it?s a French speaking city).
The niche market is average. People are paying up to 2.28$ in adwords.
I also have 40 fresh unique articles ready for another heavy promotion.
I really think that if we linked the site to a local address it will rank well on google map.

My only concern is that I don?t know how to go about selling this site to dentists.
If you were in my shoes, what would you do?
How would you choose which dentist to contact?
What would you tell them?
How much would you sell the site?
?

Any valuable information that will help me in my journey will be welcome.

My suggestion is, don't sell it! Talk to dentists and offer to rent it to them for a monthly fee. Get it ranked higher though, I personally would only pay for one of the top 3 spots.
