Reviewing a Domain, Need Advise

Hey Guys,

So I have an expired domain here:
DA: 11
PA: 26
TF (root): 18
TF (http): 27
Ref IP's: 9 (Only 7 shown on image)

It looks ok on paper, but after looking into the image below, I think it's junk. Do you agree?

Under 'URL Flow Metric - Trust Flow' I look for atleast 5 links passing 10TF each, is this too much for a PBN domain?
I might be scrutinizing the domain too hard, I don't know. It looks like all the TF is coming from two links, they rest are just.. meh.
 
Curiously, what does its archive look like?
 
Archive is clean, anchors are natural, website is 4 years old. The domain checks out 100%, the last thing I checked were the back-links, which A) Was a mistake and B) the screenshot is above.
 
Ref IPs 9, but how many RDs? If RD is above 18, then I would throw it away. Decent TF though, but RD is a tad too low. Those backlinks from the screenshot don't look that bad imo. Even those that don't have any TF on the URL are from pretty nice high TF websites. For the registration cost it's fine. If trust flow is what you are looking for that is. Especially if it's com and now with that namecheap promo for $6 bucks... why not.
 
Looks like it has 2 pretty powerful links and then links from authoritative sites from pages with low juice - pretty good. Are the links likely to stick?
Is it niche specific to what you are going to use it for?
Have you put it through any other backlink checkers like ahrefs - it might have other powerful links that majestic hasn't picked up.
 
I wouldn't bother getting it.
 
i would ignore it to many risk cases in the future.. think about it that 1 RD will be deleted then what will you gain from that domain after it gets deleted?

make sure you can risk 1 or 2 RD if ever they get deleted and plan to have a backup to cover that up :)

nice metrics though for pbn but for longterm i would get it. i would settle for tf 10 + domain with nice RDs

Thanks Guys, perhaps i'm being too mean to the little guy. Nargil the Ref Domains are 9 too.
I try to stick with a 1:1 or 1:1.25 ratio of IP to RD's, which is why I only really look at the ref ip's.

Whilst you guys are here, are these good requirements to have when looking for a pbn domain?

Age: 2Yr's+
DA: 15+
PA: 15+
Ref Dom/ IP's: 10+
Root TF: 15+
Http TF: 20+
Moz Spam Score: Under 4 (Most spam scores are caused by low outbound links/ thin content which is just stupid)
