I have seen this guy ads leasing or selling his block of land (vacant land)

Renting for $40,000 per month or selling it for $3500 per square meters. The plot of land area is around 1100 square meter.

My questions is how much do you know to put up for lease or sell price? From my general understanding is this surely doesn’t add up, if you lease it for 10 years then you be paying at least $4.8 m. Buying is actually cheaper.

Is there a calculator where you know how to differentiate the lease and selling price? Lets say I have property currently renting for $1000 per month, then what is the minimum and maximum price to sell?

The rental price and sales price are generally worked out from the area it is being sold in.

There is no one size fits all approach. A piece of land with huge development potential in a very sought after area would sell for more than a similar-sized piece of land with no development potential or being located in a less desirable neighborhood.
 
hmmm... Ok now I REALLY want to know where the HE|| someone is (trying to) RENT...
VACANT LAND for $$40k ...PER MONTH ...for a hair more than 1/4 acre!

...unless you are planning on growing ultra-potent cannabis, or some similar medical ingredient,
I really can't see this being a lucrative "land use" rental option.

that being said, asking prices of Real estate , or ANYTHING actually, is at best wishful thinking...
NOTHING is worth even 1 penny more than SOMEONE ELSE is actually willing to pay for it

and the sale price of $3.85 Million for the same 1/4 acre might... I say MIGHT, be a legitimate price,
if it is ALREADY zoned for development as Ultra High density residential or (Skyscraper) commercial office tower
in one ot the top 50 or so cities on the PLANET!

Yes, buying of course is cheaper long term. Buying you pay the money up front. Leasing/renting allows you to use the land with only a small amount up front.

If someone only wants it for 1 year, or 2 years, they don't have any reason to buy it. That's a big commitment, with lots of other costs and responsibilities involved.

Sure, they could make a profit if you buy it and hold it for the full 10 years, but if you sell after only 2 years, you will probably lose lots of money to fees involved in the buying and selling process.

The prices depend too much on your local market for any of us to help you determine the proper selling and renting prices.
 
Entirely depends on what you want to do with the land - plus the fact not everyone has the means to just purchase land outright.

A plot of land is worth what someone is willing to pay for it. If there's the potential for development and the plot has planning permission then it could be worth alot; however, land that's less useful (flood prone, not great for pasture etc etc) will obviously be worth much less.
