Hey guys... maybe you could help me out =)

I will be taking the exam to become a licensed real estate associate next week. And confident that I will pass without a problem. I am pretty fluent with web development, seo, etc etc..thanks to everyone here at BWH (thank you). I was wondering if there is any software(s) or programs out there that can make my life much easier when it comes to marketing realty online...such as craigslist etc etc. I know craigslist has become a pain in the a$$ to do anything on!!! I would like to get most of my marketing tactics in place so i can hit the ground running and get out of debt.

Any help is greatly appreciated...thanks in advance

With real estate your offline prescence will be more important than your online prescence unless you only want to work with buyers.

You must have learned in school that there is no Blackhat in real estate. Fair Housing laws requie tht you disclose that your a professional and you cant post blind ads.

If you wanted to build local foreclosure sites and niche sites than you could atract buyers and build leads but these nut will keep you so busy driving around to 100 houses that you'll never have time for your web sites.

From my expereince the best thing you can do is pick a local market and farm it. Pick 500 houses and send them post cards every single month. EVERY SINGLE Month. I know it sounds lame with the post cards because your online skills but this works. After a year you will be the go-to guy for everyone in that small area.
 
Real Estate cannot be BlackHated. You have to deal fairly offline

Im in a similar quandary, but I already have my license. I would love to use my online skills to get more leads either buyer or seller.

I have been using CL, but the leads you get from there are awful. I had lots of people missing appointments and stuff like that.

When you use CL do picture ads. I can usually put several up with no problem when advertising a house for sale.
 
There is a cool plugin for a wordpress site that is only 29 a month that gives you seo links for all listings, I use it for some of my clients, IDX Express

I mean it would be a shame to not have an online presence such as website and do enough seo for some of the right keywords to get it on top of a search engine...it definitely could not hurt to have a website on the first page of google.

When your doing the picture ads i'm assuming they all get posted without a problem because they all have different file names (obviously)...am i correct in thinking that? I'm sure there some sort of software that we can implement and throttle so it simulates a human doing it. Something where we can input our pics and a description and it does the work for us so that we can move on with something else and not sit there posting all day.... What has been working for you as far as marketing?
 
I had some CL campaigns that worked very well for me back in 2006 when I started.

I couldnt stand dealing with the buyers though.

My MLS has a feature that I can submit my prospect and it will auto send homes that fit their criteria every night. Its very good and they think Im personally siiting there picking out homes for them to look at. When you get MLS learn how to use it because many of the seasoned realtors dont take advantage of the features.

LOL maybe i should have posted this in the white hat section.

I can do the mailing fairly cheap i also own a design and printing company with the capabilities of mailing for low cost. Are you talking about a pretty generic postcard advertising current homes for sale and/rent every month? Sorry to ask what seems to be a silly question..i would honestly want to start my marketing correctly.... I can also handle anyone that is in foreclose or pre foreclosure.. A friend of mine will pay for people that need foreclosure defense and loan modification....

Then advertise yourself via newspaper, which is fairly cheap $30-$200 depending on your region.

In addition to this also get yourself a website and put that URL on every printed material you ever give out. Set up an opt-in box and capture leads that way and keep sending them useful tips. They'll love you for it and recommend you to friends.
 
I'm also an agent and have had quite a bit of success with craiglist using CLADg . Although there is a significant initial cost as well as a pretty big learning curve for the software even if you learn to use it 30% effectively it can still generate a lot of leads. I'm currently generating about 300 leads per month and I am certainly not an expert on CL or the CLADg program.

Someone said that they don't like working CL leads because they are flaky. My response to this is that you need to do a better job at filtering them upfront. What I mean is that when you call these leads initially you qualify them pretty hard and you make them get pre-qualified with your loan officer of choice. If they are willing to receive another phone call from a Loan officer and give them their social and income history over the phone that tells you a lot about their seriousness. Furthermore you won't be wasting your time showing people houses that can't even get approved for a mortgage.

Once you generate enough of these leads then just hire a buyer's agent to work them. You split anything they close 50/50 and pay them no salary, they are just straight commission. This way you can leverage your time and spend it on focusing on trying to obtain listings.
 
check out tech savy agent (google it) I picked up alot of information from that site when my license was active.

You want to black hat that for real?

Depending on your financial situation you could hire someone to run CLAD just for your campaign, I was trying to find a client to hire me to do that for awhile. If you want to utilize Craigslist you can also try http://www.postlet.com

Also if you are not already a member go join http://www.biggerpockets.com awesome real estate forum. NOT TRYING TO DRIVE TRAFFIC AWAY FORM BHW I LOVE BHW!!! That is a different crew and different mindset over there.

Unless you can afford a dedicated personell just to post on CL then this would be your best bet.

To learn the offline marketing check out Brian Buffini's work. Don't need to become part of his coaching although I did it for 6 months and it was well worth the price. I was in real estate in '07 though a lot has changed since then, but one thing is for sure the mindset for a direct marketing approach in any industry will not change. That is why Claude Hopkins (look him up) Scientific Advertising theories are still valid today! These are the principles Buffini teaches off of.


I am learning how to use postlet now for the real estate section, still need PVA's but I think this can be tweaked to be able to post more effectively than other sections.

You can have your promotions through your social media. It will be effective for you marketing presence.
