300 post is in my experience the least amount you need to see interesting amounts of traffic, but this is huge, in case you believe the guy.

Nothing, he runs an Youtube channel, other than that there is nothing.

I saw a listing of a site for sale in a Facebook group, the website was allegedly monetized with mediavine and had around 1.2m pageviews the past 12 months but only made $5k+
The last 6 months average was about $400+(I can't remember the exact figure)
Had me wondering.

Same way you could sell anything anywhere you could buy anywhere. I've only attempted selling a site on Facebook, I never bought. But there's nothing wrong in buying sites from Facebook you just have to do your due diligence.
If there's an escrow service then perfect!
I do see really nice listings on Facebook.
