I'd be interested, I run a real estate agency in the seller financing space.

I'm looking for multi-family properties in turnkey condition anywhere in mainland US where the seller is willing to accept 10% Cap rate for their property with 60% down, 40% seller financing in 2nd position, or 1st position with a UCC1 filing. We will pay $100/month to the seller, plus a 20% fee for keeping the note in year 5 when the balloon is due. No rural properties, no mixed use and no mobile homes.

We are looking for birddogs, brokers, owners and wholesalers that can help us find such deals ... We'll pay them $1000+ for each lead they bring that we manage to close.
