If I have a site that makes for example $1k a month and gets most of its traffic from social sites for example my facebook page. But I am not willing to sell the facebook page, just the site. How much would I get?

What percentage of its traffic comes from this FB page exactly?

It's extremely difficult to sell something like this, even if you were to include the Facebook account in the package.

The issue is that social media traffic is typically extremely unsustainable, making the purchase very risky. This coupled with the fact that you won't include the FB account/page/group in the sale (and therefore you can effectively stop all traffic to the site whenever you feel like it) makes the opportunity extremely unattractive to buyers.

The maximum I would see anybody pay for something like this is a 2-3 months net revenue.

Worthless. You wouldn't even be able to pay me to take it off your hands. Bryan is being generous at 3x monthly revenue.
