Question about starting an offline business -- Please Help

I apologize in advance if this is In the wrong section.
OK so I want to approach someone I know and ask him to invest money in this business idea that I have. How can I make sure that he doesn't blow me off and turns around and starts the business without me? I know that I should write something up and get it notarized, is there anywhere I can go to find a prewritten agreement? I tried legalzoom but didn't seem to find anything....
