Question about selling a Website 2k a month EASY profit.

I am looking to sell one of my TV sites to put the money in another area. The site without any work at all is making 400$ a month, and have screen shots to prove it.

Last month I uploaded 300 You-tube Videos, and it made me roughly 2200 in profit.

The site has a content locker on it, and I will provide info on which offers I run, which networks, ETC...

I know the site has the potential to make 5k a month easy with a little bit of Youtube uploading. I am wondering what it is worth. I know the formula that people generally go by, since I am using a content locker and profit is not steady I am a little stuck..

The site has about 2k backlinks PR3-4, has been live for about 6 months, Is picking up rank daily in Google.. Which means more traffic and more money daily.

Do you mind sharing the link to your site?

I would rather not on the open forum at this time. I know this makes things difficult but I have my reasons. Anyone know anywhere else to sell sites, that will accept TV sites?
