Price to develop this script / business directory?

Wasted lots of time with Geotheme, Templatic and Vantage. None of them looked good and worked how I wanted them to. I need a simple and fast loading script.

Can anyone be kind enough to point me to script or theme which acts like a business directory?

Why : I have a business, bricks and mortar. I want to set up this directory and add my company and all my competitors. Then add feedback, customer reviews etc etc. Idea is to make my business look good and the other businesses look bad.

I can pay someone for suggestions and/or full development of a site on a dedicated server.

Needs to be/have:
Ability to add customer reviews
Ability to rank by number of reviews/rating
Ability to search by area/postcode/distance
Lightening fast loading - so very few database calls

Any suggestions for a simple looking theme, plugin, solution? I really only need this for one thing - to basically host my reviews on an 'independent' review site.
